Abstract

FACADE: Dictionary Definition Facade' (-sahd), n. Face of building towards street or open space; frontal or outward appearance [F (foll., -ADE')] FACADISM: Definition A term used in a derogatory sense to describe bad examples of facade conservation. Urbanisation has been a prominent feature of New Zealand's modern development. Our cities and towns are a tangible record of the changing New Zealand way of life. Historic buildings carry forward into the present and future the ideas, technologies and attitudes of the past. The aim of the research was to identify the factors which influence whether facade only conservation is a worthy practice in holding these values; or are we just kidding ourselves! The trend towards facade retention and its inherent problems is a national concern reflecting rapid increase in inner city land values coupled with the growing scarcity of sites for major development. Therefore, this report looks at facade retention being undertaken in New Zealand, including the organizations and parties involved; namely: - The Historic Places Trust - Local Bodies - Architects and Developers.
