dc.description.abstract In Wellington's present climate a large lyric theatre cannot hope to compete economically with a retail/office development. Is this however reason enough to demolish such a building? This report considers the St James' right to retention on the grounds of its architectural and historical merit and is written for anyone involved with the theatre's future. en_NZ
