dc.description.abstract There are many types of architects and developers. Some of these professionals have recognised an opportunity to market their services, which often involve taking the initiative, at the appropriate time. Developers are professionals that have recently been a major figure in the building industry. Developers take a commision for managing and creating projects, through their services, such as facilitating the relationship between financial services, building consultants, finding end users, etc. for a financial reward. The degree to which developers exercise these services in conjunction with priorities is as diverse as the number of professionals that we lable developers. Developers have also removed the end user client from the architect, due to the fact that during the early stages an end user does not exist. Architects are a part of a team that produce buildings, through their expertise in design, and technical knowledge of buidings. Similarly, architects offer these professional services for a finacial reward. The degree to which architects exercise their skills is also as diverse as the number of architects. en_NZ
